Earlier this year we added the following provision to the Policy Manual:

*Section 2.03.17 -- Office Mortgage*
*It shall be the goal of the LNC to completely pay off the office mortgage
as quickly as possible, and in any case prior to the due date of the
10-year balloon payment. Towards that end the LNC shall budget a minimum of
$60,000 in each odd-numbered year to pay down the principal until the
mortgage balance is zero. Fundraising for this specific purpose shall be
made a high priority. This provision does not preclude additional
fundraising and pre-payments in even-numbered years.*

This means we're going to need to budget $60,000 in 2015 to pay down the
mortgage.  So the fact that we've raised $26,238 for the building fund in
less than three months, *after* the closing, is extremely encouraging.  It
suggests that a dedicated "pay off the mortgage" fundraising campaign next
year to raise that $60,000 ought to be quite feasible.

I have always been concerned about the risk that fundraising to purchase an
office might cannibalize other fundraising efforts.  However, a close look
at the evidence has convinced me that it is not a zero-sum game, and that
many donors who contributed to the office fund would not otherwise have
contributed that same money to the LP for other projects or the general
fund.  The more serious risk is that we are cannibalizing our staff's time
when we divert them to office fundraising instead of other efforts.  That
should be less of a problem during odd-numbered years when we aren't
concentrating as much on ballot drives and impending elections.
